通常只有 Standard Variable 产品,银行才能提高产品折扣,进而降低利率。一个简单的判断方法是看你的贷款产品是否有 offset account,如果有且是浮动利率,那么通常就是 standard variable rate product。

2. 拨打银行的客服电话(通常可以通过 Google 找到)
文本:Hi, my name is xxx. I am looking to refinance my home/investment loan to ABC Bank, the interest rate they are offering is xxx%, there is also a refinance rebate of $xxx. However before I go ahead, I would like to speak with your retention team and see whether they can match or beat the offer.
此时通常银行会将你转到专门负责 retention 的部门。
3. 与 retention team 协商
Retention team 通常会先告知你转贷的费用,以期望能够打消你转贷的想法。这个时候就可以告诉他们,你做过调研并且完全了解相关的费用,但是出于利率、返现、贷款费用等方面的原因,其他银行的 offer 看来还是更好。
文本:I am aware there are cost associated with refinance. However I believe the (interest rate of xxx% / refinance rebate of $xxx / lower ongoing cost of $xxx per month/year) still offers me sufficient benefit to refinance. Would you be able to lower my current home/investment interest rate before I decide to go ahead with refinancing?
联系现有银行要求降低利率是否成功取决于很多因素,包括当前的市场行情、你现有贷款的利率、贷款额、最初申请贷款时的 LVR(即贷款占房价的比例)、其他银行的 offer、offset 的情况等。虽然不能保证一定成功,但作为一个低成本的方法,值得定期尝试。
