现代社会无论是企业还是个人,都经常会有将固定资产转化为现金的要求。
用房产抵押贷款(即 equity release / cash out)指的是将房子里的 equity(即净资产)变现的过程。
一个房产的 equity 等于房产价值减去贷款金额(equity = propertyvalue – loan amount)。
因为通常银行有贷款比例不能超过抵押物价值 80% 的要求,所以可以通过抵押置换出来的钱,即accessible equity = 房产价值 x 80% - 现有贷款。
例如:对于一个$500k的房产,如果贷款为$300k,那么accessible equity = $500k x 80% - $300k = $100k。
需要注意的是,申请人的贷款能力也是一项重要要求,即使房产里有 accessible equity,如果申请人没有足够的贷款能力,那么这部分钱也是不能拿出来的。
Equity release / cash out 具体的操作流程如下:
1. 银行通过估值公司对现有房产进行估值并判定 accessible equity
2. 按照正常申请贷款的流程增加现有贷款金额
3. 贷款获批后增加部分的贷款(即 released equity)会以现金的方式转到客户指定的账户
