1. 尽早 engage 贷款和过户方面的专业人士(Finance broker and settlement agent)了解以下问题:
a) 自身条件是否符合银行贷款政策
b) 贷款能力
c) 需要多少首付款
d) 购房的相关费用
e) 根据 abcd 四项最终确认自己购房 budget 的上限
f) 其他信息,如首次购房是否有补贴,非 PR/citizen 的购房政策,下 offer 的注意事项等
2. 根据自身情况决定是否有必要申请贷款的 pre-approval。是否申请 pre-approval 各有利弊,通常如果财务状况复杂或者需要下 cash offer 最好有 pre-approval。
3. 在了解自己的 budget 以后,可以着手看房并下 offer。下 offer 的时候要注意西澳洲一些常见的保护买家的条款,例如 subject to finance approval,subject to satisfactory timber & pest inspection,subject to satisfactory structural inspection,warranty (of electricity, gas and plumbing in working order) 等。Offer / 合同方面的具体问题可以咨询 settlement agent。
4. Offer 一旦被卖家接受就会成为一份正式的合同,此时可以开始正式的贷款申请,西澳州常见的给买家留出的贷款申请时间为 21 - 28天(下 offer 时注意确认这一点)。
5. 在 Offer / 合同规定的时间内完成各类 inspections(下 offer 时注意确认各类 inspection 的时间)。
6. 首次购房补贴(FHOG)以及首次购房印花税减免(FHORD)的申请通常与贷款申请同步进行,broker 或银行会协助此项。
7. 贷款获批后即进入 settlement(过户)流程,此时买卖双方及双方银行需要签署各式各类的文件,西澳洲常见的给 settlement 预留的时间为 21 - 28 天(从贷款获批的那一天算起,下 offer 时注意确认这一点)。
8. Settlement(过户)完成。房产正式归入买家名下,此时可以和中介拿钥匙了。
